What are floorplan services?

A measurement service is just what it sounds like: An appraiser measures the dimensions and square footage of your property, then draws a basic or highly detailed floorplan based on your requirements. The appraiser's report and floorplan is a document that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, a certified appraiser measures your property with a measuring tool — either a tape or laser measuring device. As they tour the home, they observe the layout of the rooms and other features, like closets, entryways, and pantries. They might draw a rough sketch of the property. Then, the appraiser types up a report and detailed sketch showing the total area and the general layout of the home. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When are measurement services necessary?

Real estate taxes

Property tax records frequently reflect inaccurate area of a property because the values can come from several sources, and sometimes go unverified — which means you may be taxed for more space than you actually own! Unless a certified appraiser has recently executed an evaluation on your property (after any remodeling that may have affected square footage), you'll need one to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will verify the accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop overpaying.

Putting your home up for sale

A home floorplan service will ensure that you're paid fair market value for your property. Square footage is one of the most important factors potential buyers examine when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing might reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of your property as well as the number of potential buyers. The only dependable method of using a precise GLA when listing your home is to refer to a previous appraisal or measurement service carried out by an appraiser (after any updating that might have affected square footage).

For real estate agents

To ensure that your client's home sells at a price that accurately reflects market value, we advise asking for a floorplan service for the property. Clients, and especially potential buyers, will appreciate your attention to detail, and you can be certain that the GLA on your client's listing is truly representative of their home. A floorplan can also be a fantastic marketing tool to interest potential buyers because they can review the layout and features of the house before and after a showing.
